Home / Sell your home
Need to sell your home on a set timetable?
If arrears, separation, illness, an inheritance or a change in circumstances means you need to sell sooner than the open market allows, Lionsmead can offer to buy your home directly. Confidential, and with no obligation.
In brief
Lionsmead buys homes directly from owners who need a time-sensitive sale. We look at the property, make an offer in writing, and, if you accept, complete on a date agreed with you. There's no estate agent and no onward chain on our side, and you can say no at any stage.
We're honest about the trade-off. A direct sale gives you more control over timing and certainty, but our offer will usually be below full open-market value. We'll explain our figure so you can weigh it against an estate agent sale or other options.
Selling isn't always the right answer. If it isn't for you, we'll say so.
Before deciding to sell, speak to your lender as early as you can, as they may have options. Free, impartial debt advice is available from MoneyHelper, Citizens Advice and Shelter. We encourage everyone to take independent legal advice before agreeing to a sale.
This may help if you
- need to sell within a set time
- are behind on mortgage payments or worried about repossession
- are dealing with a separation or divorce
- have inherited a property
- have a home that's proving hard to sell
- would like the matter kept private

What homeowners ask first
Will you pay full market value for my home?
Usually not. Because we buy directly, in the property's current condition and on a timetable that suits you, our offer will normally be below what the home might achieve on the open market with an estate agent. We explain how we reached our figure, and we encourage you to compare it with your other options.
How quickly can a sale complete?
It depends on the property, the legal work and your circumstances. We don't promise a completion date until we have assessed the property; once we have, we agree a timetable with you and set it out in writing.
Is there any cost or obligation?
There is no charge for the call, the assessment or our offer, and you are under no obligation to accept. Any costs involved in a sale are explained in writing before you agree to anything.
Can I change my mind?
Yes. You can withdraw at any point before contracts are exchanged. Exchange is the stage at which a sale becomes legally binding.
Do you offer sale and rent back?
No. Lionsmead does not offer sale and rent back. If we buy your home, you would move out on the completion date agreed with you.
Should I get independent advice?
Yes. We recommend speaking to your lender and to a free debt adviser if money is a concern, and using your own solicitor for the sale.
