Selling a property that's proving hard to sell
If buyers keep pulling out, or lenders won't lend on your property, a direct sale can remove the uncertainty.
The short answer
Properties with short leases, condition problems or non-standard construction can be hard to sell because many buyers rely on a mortgage. Because we don't need mortgage approval to buy, we can consider some properties that open-market buyers struggle with. Each one is assessed individually.
Properties we may be able to consider
- flats with short leases
- homes needing significant repair or modernisation
- properties with non-standard construction
- homes where previous sales have fallen through
Our offer reflects the property's condition and the work involved, and will usually be below open-market value for an equivalent property without these issues. We'll explain how we reached it.
Questions people ask
What makes a property hard to sell?
Common reasons include a short lease, the property's condition, non-standard construction, or issues that make mortgage lenders cautious. These can make open-market buyers hard to find, or cause sales to fall through.
Will you buy any property?
No. We assess each property individually, and we'll tell you plainly if we can't help.
Do I need to fix the problems first?
No. We look at properties in their current condition, and our offer reflects that.
Do you offer sale and rent back?
No. Lionsmead does not offer sale and rent back.
