This policy explains how Lionsmead collects, uses and protects personal information when you visit our website, send us an enquiry or speak to us.
Who we are
Lionsmead is a trading name of Ignite Enterprises Ltd, a company registered in England and Wales (company number 08504327). Registered office: 1st Floor, 5 Century Court, Tolpits Lane, Watford WD18 9PX. Trading address: Unit 22, Orbital Business Park, Dwight Road, Watford WD18 9DA.
Ignite Enterprises Ltd is the data controller for the personal information described in this policy. For any question about this policy or your information, contact us by email at enquiries@lionsmead.co.uk, by phone on 020 7754 3775, or by post at our trading address.
The information we collect
We have three enquiry forms, and each collects only what we need for that purpose:
- Homeowners requesting a call back: your name, phone number, best time to call, the property postcode, and optionally your preferred timescale and email address.
- Landlords checking a property: the property postcode, type, number of bedrooms and current tenancy position, and your name, phone number and email address.
- Investors registering interest: your name, email address, and optionally your company, phone number, investor type, preferred locations and interests.
We also keep notes of calls, emails and meetings with you. When you visit the website, our hosting provider automatically records basic technical information such as your IP address and browser type, for security and to keep the site running.
Information about financial difficulty
If you are a homeowner, you may tell us about mortgage arrears, debt or other personal circumstances. Our form deliberately doesn't ask for financial details. If you share them, on the phone or in writing, we use them only to understand your situation and respond appropriately, we limit access to the people who need it, and we never use them for marketing. If you tell us about your health or other especially sensitive matters, we use that information only with your explicit consent, which you can withdraw at any time.
How and why we use your information

Who we share it with
- Service providers who help us run the business, such as our website host and form provider (Netlify), and our email, IT and telephone providers, acting on our instructions;
- Solicitors, surveyors, valuers and lenders involved in a transaction, only if you decide to proceed;
- Our professional advisers, such as accountants and insurers;
- Law enforcement, regulators or other authorities where the law requires it.
International transfers
Some service providers, including Netlify, may process information outside the UK, including in the United States. Where this happens, we rely on appropriate safeguards such as the UK International Data Transfer Addendum, the UK Extension to the EU–US Data Privacy Framework, or standard contractual clauses approved for use in the UK.
How long we keep it
If your enquiry does not lead to an agreement, we keep your details for up to 24 months from our last contact and then delete them. If we enter into a purchase or agreement with you, we keep the related records for up to 7 years after it ends, to meet legal, tax and regulatory obligations. Investors can ask us to remove their registration at any time.
Cookies and website technology
Our website does not use advertising or analytics cookies. To display our typefaces, the website loads fonts from Google Fonts, which means your browser connects to Google's servers and shares your IP address with Google, as described in the Google privacy policy. If we add analytics or other cookies, we will update this policy and ask for your consent where required.
Your rights
Under UK data protection law you have the right to ask for a copy of your information, to have it corrected or deleted, to restrict or object to how we use it, to ask us to transfer it, and to withdraw consent where we rely on consent. To make a request, contact us using the details above. We will respond within one month.
