Guaranteed rent for landlords

A fixed monthly rent for an agreed term, with the day-to-day running of the property taken on by Lionsmead. Everything is set out in writing before you commit.

In brief

Lionsmead agrees to pay you a fixed monthly rent for an agreed term and takes on tenancy management during that term. You get a predictable figure you can plan around, in return for a rent that is usually below what you might achieve by letting and managing the property yourself.

Every property is assessed individually. The figures and terms below are agreed per property and confirmed in your written agreement. Please read it carefully and take independent legal advice before signing.

What's changing for landlords

The private rented sector is going through its biggest reform in a generation. Most of these changes add administration, cost or risk to running a tenancy yourself.

Where guaranteed rent helps

During the agreement, we take on day-to-day management of the property, so much of this becomes our work rather than yours. Your tax position remains your own, so speak to your accountant about the tax changes.

Questions

What landlords ask first

What is guaranteed rent?

Guaranteed rent is an arrangement where Lionsmead agrees to pay you a fixed monthly rent for an agreed term, and takes on the day-to-day management of the property during that term. The amount, term and conditions are set out in a written agreement before you commit.

Is the rent paid even if the property is empty?

The point of the arrangement is that your rent does not depend on the property being occupied. Exactly what is guaranteed, and in what circumstances, is stated in your agreement, so read it carefully and take your own advice.

Will I receive full market rent?

Usually the guaranteed figure is below the full market rent you might achieve by letting the property yourself, because it reflects the management, voids and risk we take on. We'll show you the figure before you decide.

Do I need my lender's or freeholder's consent?

Possibly. Many mortgages and leases have conditions about how a property can be let. Check your mortgage terms and lease, and get consent where needed, before you sign.

What remains my responsibility?

This depends on the agreement. Typically, owners keep responsibility for the mortgage, buildings insurance and major structural repairs. Your agreement will list who is responsible for what.

How does the agreement end?

At the end of the agreed term, or earlier only in the circumstances set out in the agreement. We'll explain the ending and break terms before you sign.
